Our aim is simple: to give you a clear, practical understanding of the condition of the home at the time of inspection, without unnecessary jargon or legalese.
This is a visual, non‑invasive assessment of all reasonably accessible areas of the property. We identify defects, maintenance issues, following the expectations set out in NZS 4306:2005, the New Zealand standard for property inspections.

Site & Grounds
We assess the general condition and layout of the site, including:
- Surface water drainage and fall of the land
- Driveways, paths, paving, and hard landscaping
- Fences, gates, and retaining walls
- Vegetation that may affect the structure

Exterior of the Building
Avisual review of the building envelope, including:
- Cladding condition and weathering
- Exterior joinery (windows, doors, flashings)
- Decks, balconies, verandas, and balustrades
- Stairs, landings, and exterior structures
- Gutters, downpipes, and visible drainage components

Roof Exterior
Where safe access is available, we inspect:
- Roof coverings (tiles, metal, membrane, etc.)
- Ridges, valleys, flashings, and penetrations
- Visible signs of deterioration or leaks

Interior
A room‑by‑room visual inspection covering:
- Walls, ceilings, floors, and linings
- Doors, windows, and internal joinery
- Stairs, balustrades, and handrails
- Signs of moisture, movement, or deterioration

Roof Space / Ceiling Cavity
If accessible, we inspect:
- Insulation type and coverage
- Roof framing and structure
- Ventilation and signs of leaks
- Electrical cabling (visual only)

Subfloor Area
If accessible, we review:
- Foundations, piles, and supports
- Ground clearance and ventilation
- Moisture levels and signs of decay
- Condition of framing and flooring from below

Wet Areas
Focused attention on areas prone to moisture:
- Bathrooms, kitchens, laundries, and toilets
- Ventilation and extraction
- Visible plumbing connections
- Non‑invasive moisture scanning

Answers before you call
This inspection provides an independent, unbiased assessment of the property’s condition at the time of inspection.
It is intended to help buyers, sellers, and homeowners like you understand the current state of the home, but it is not a guarantee of future performance or a substitute for specialist advice where required.
Following the inspection, you will receive a clear, structured report that:
- Summarises key findings
- Highlights defects and maintenance items
- Identifies potential risks or areas needing further investigation
- Includes photographs of relevant issues
- Uses plain English to support confident decision‑making
Our inspection is non‑invasive and does not involve dismantling, destructive testing, or specialist assessments. We also won't report on areas that are locked or obstructed, or unsafe to enter. The standard residential building inspection will also not cover specialist testing or engineering, identification and measurement of hazardous materials, pest infestations (though we will note if we see signs), or look at Council or Building Code compliance. We also don't assess Pool and pool fencing compliance.
Inspections costs start at $350 plus GST. The price for your property may vary due to the size and complexity of your property, number of buildings requiring inspections, and distance to site.
